Lots on the mapUnused floor area = lot area × FAR under the lot’s zoning today − its existing building area (MapPLUTO, gross). Residential FAR uses narrow-street figures; sites on wide streets can allow more. Sales from the Department of Finance since 2016; liens from the City’s tax lien sale list.

Watchlist
Sites you watch are saved on this device. The app checks them for new deeds and mortgages, DOB filings, violations and lien-sale listings each time you open it (at most every 12 hours), or when you tap “Check for changes”. The iPhone app also checks in the background and sends a notification when something changes; iOS decides how often that runs. Email alerts will come with accounts.

Drag to orbit, pinch or scroll to zoom. Neighbors are approximate, sized from city records of each lot’s building area and stories.

Rezoning upside
Max zoning floor areaSolid bar: market-rate rules. Hatched extension: with MIH/UAP affordable housing. Tap a row to model it.
Air rights next door
Lots that share at least 10 ft of lot line with the site can join its zoning lot and sell their unused floor area through a zoning lot merger and development rights agreement (ZR 12-10). Lots farther along can join too if every lot in between joins. Unused floor area here = lot area × the lot’s FAR under its zoning today − its existing building area from MapPLUTO, which is gross area, so treat it as an estimate.

This is a first-pass feasibility model, not a zoning analysis for filing. It covers residence districts R6 through R12 and the commercial districts that borrow their bulk; R1–R5 are shown by floor area with a simplified low-rise mass, and manufacturing districts as no housing. It follows the lot lines on the City’s tax map, puts street walls on the street line, takes setbacks at the maximum base height, treats the first 100 ft from the corner along each street as the corner portion, and applies wide-street rules to the whole lot when any frontage is wide. It leaves out courts, permitted obstructions, commercial and community facility floor area, and parking (under City of Yes, none is required in the Inner Transit Zone; elsewhere some may be). Have your architect confirm before you rely on it.

Deal check
Built from City records: MapPLUTO, ACRIS, DOB, ECB, HPD and the lien sale list. Records lag, and some issues (title, environmental, tenancy) only show up in diligence. Treat this as the list of things to ask about, not a clean bill.

Buildings with 3+ apartmentsSales comps
Development-site sales only: vacant land, parking and auto uses, teardowns (an existing building using no more than 35% of the zoning floor area), and underbuilt sites up to 50% when a DOB new building or demolition filing around the sale confirms the plan. Houses, condo and co-op units, rental buildings that aren’t being replaced, sales of lots on several blocks at one price, and districts under 2.0 FAR are left out. Buildable sf = lot area × the district’s residential FAR with the affordable (UAP) bonus, the same basis as your site; the standard-FAR figure is shown beneath. Zoning is today’s, so sales before City of Yes (Dec 5, 2024) are marked. Untick a sale to drop it. Sources: Department of Finance sales (citywide archive and rolling 12-month file), MapPLUTO and DOB NOW.
